The task of the Joint Expert Committee is to create transparency on the real estate market. The expert committees are independent authorities and act in a sovereign capacity. In Baden-Württemberg, the expert committees are subordinate to the municipalities.
Since 2019, the expert committees of Rastatt and eight surrounding municipalities have been merged, so that a broad database is available for valuations. The joint expert committee is responsible for Rastatt, Au am Rhein, Bietigheim, Durmersheim, Elchesheim-Illingen, Iffezheim, Muggensturm, Ötigheim and Steinmauern.
Tasks of the Joint Expert Committee
Collection of purchase contracts for all property sales
In accordance with Section 195 of the German Building Code (BauGB), the expert committee receives copies of the purchase contracts from the notary's office for all property sales concluded in its area of responsibility. This data is recorded in the purchase price collection and evaluated anonymously.
Determination and publication of standard land values
The information from the purchase price collection forms the basis for determining the standard land values to be determined every two years and the other data required for the valuation. Call up standard land values.
