If you want to buy a plot of land or sell a property, you will quickly come across the so-called standard land value (PDF) (398 KB) when determining the value of the land. The standard land value is based on the average value of all properties in a certain area. The average value in turn results from previous land sales in this area.
The market value is also influenced by special features offered by the respective property. This can lead to considerable deviations between the sales value and the standard land value.
The standard land value for building land is determined at the end of every second calendar year (Section 196 BauGB). It forms the basis for the taxation of land in Germany. The official purchase price collections form the basis for determining the standard land value. These are kept by the nationwide expert committees for land values.
On June 13, 2023, the expert committee determined and approved the standard land values for the member municipalities of Au am Rhein, Bietigheim, Durmersheim, Elchesheim-Illingen, Iffezheim, Muggensturm, Ötigheim, Rastatt and Steinmauern as at January 1, 2023 on the basis of the purchase price collection.
